Land Lease
This land is available with a land lease. There is no zoning in unincorporated Meade County so the land use is unregulated but shall be regulated by the land owner/Landlord. This space is level and has one private access from JB Road. The perimeter is currently fenced which provides one access gate located just off JB Road. A new chain link fence located inside the Kube Storage open area will be installed to help secure the new area and to further define the area of use . A chain link fence will be installed adjacent to the SW area separating the two from each other. Currently, a trucking company, Kube Storage and Rhino Propane Gas will be the adjacent and current tenants. RCS just finished a large gravel area that encompasses the entire space to be leased. There is an electrical hook up on this lot. Any additional improvements shall be made at the direct cost/expense of the Tenant.
This shall be a gross lease. 2. The term of lease shall be 5 years with an option to renew for an additional 3 years with new negotiated rates, terms and conditions. 3. The lease shall include the use and enjoyment of the area defined inside the fenced in perimeter hereinafter referred to as the SW Corner, to include the use of 1 existing gate with access taken from JB Road. There shall be no structures, fencing, utilities or improvements other than that which are currently in place provided. Any alterations or additions to the property shall first be approved by the Landlord and shall be at the sole cost of the Tenant. Tenant shall be required to spray weeds throughout each growing season and keep the property looking clean and organized with no refuse. 3. Proposed Lease Structure: Year 1 - $1,800.00 per month X 12 months = $21,600.00 annual Year 2 - $1,900.00 per month X 12 months = $22,800.00 annual Year 3 - $2,000.00 per month X 12 months = $24,000.00 annual Year 4 - $2,100.00 per month X 12 months = $25,200.00 annual Year 5 - $2,200.00 per month X 12 months = $26,400.00 annual BHP, MDU and communications are all close by. Water must be hauled in and stored or negotiated with adjacent HOA. Sewer must be holding tank. This space is all new gravel, is clean and easy to access, will be secured upon the installation/completion of the fence - immediate occupancy is possible.
